Maintenance Technician III - East County (El Cajon)

Scope & Purpose:

We are seeking a hard-working, goal-oriented Maintenance Technician III to keep the premises of apartment communities in a well-maintained, clean, orderly, and working condition in accordance with policies and procedures.

Schedule: Monday - Friday 8am-5pm plus Rotating On-Call Schedule

Pay Range: $25.00+ per hour + Benefits after 60 day Introductory Period

Education: High School Diploma or equivalent


Minimum of 4 Years' experience in apartment maintenance or related field
Advanced understanding of maintenance and repair required
HVAC experience or other specialized training and/or certifications preferred

Skills, Knowledge & Abilities:

Must be a team player with exceptional customer service skills and willing to learn attitude
Skilled in the safe use of hand and small power tools
Advanced knowledge of plumbing, electrical and appliances
Possesses advanced troubleshooting methods that result in repair versus replacement
Capability to complete administrative tasks and paperwork
Ability to supervise or lead others if necessary
Ability to read, write and speak in English
A valid Class C Drivers License is required for this position
Existing knowledge of or the demonstrated ability to learn the essential duties listed below

Essential Duties:

Oversee and maintain all aspects of interior/exterior property maintenance, while working within established expense limits for cost effective operations
Successfully coordinate all aspects of unit turns from start to finish
Executes community specific preventive maintenance plans
Purchase supplies and inventory control
Install cabinets and countertops
Maintains and repairs all facets of pools including pumps and filters
Install major appliances
Assist in the execution of special projects
Advanced plumbing duties including but not limited to: replace and/or repair boilers, pressure regulators, and water heaters; slab leaks, re-plumb, main shut off valves, and install tub kits
Advanced HVAC duties including but not limited to: installation of new units, retrofits and major troubleshooting
Advanced electrical duties including but not limited to: adding circuits, re-wire and major troubleshooting
Availability to work on call (uncontrolled standby)
Perform on-call emergency service as required when working on call
Drive to other properties and to pick up supplies and/or travel to training or meeting sites
Any other duties or responsibilities as may be assigned by the company from time to time
