We’re going to be moving from our current location (1464 sq/ft) to a bigger space and this automotive shop will be available for sublease in December or January. The current lease is good until September of 2026 but if the owners approve your sublease you can extend from there. The shop is 2 large (double roll up doors) so 4 bays (3 2-post lifts and one open bay) as well as a small waiting room/lounge, one office, and a bathroom. Great street frontage with good visibility. If you’re looking at this post you probably understand how difficult it is to find automotive space in San Diego area… zoning is difficult in general but most commercial properties won’t allow the use even if the zoning allows it… this is your chance to get your feet in the door. Rent is currently less than $3k/month (we’ll need to discuss sublease details with the property manager of course) but in order to take over the lease I’m looking for someone to also purchase the following equipment
-Eagle 2 post lift (I believe it’s 9,000lb) ($1000)
-Western 2 post lift (9000 lb) ($1,000)
-Bend pak 2 post lift (10,000 lb) ($4,400)
-80 gallon air compressor with plumbing and two hose reels ($1,000)
-hydraulic press ($100)
So $7,500 to me for equipment and take over the lease. We have some additional furniture etc that we can discuss selling as well if you’re interested. I paid over 10,000 just to aquire this lease when I moved in (not including equipment) so this is a great opportunity to get into a turn key automotive shop without spending a ton of money.
