The Form Setter / Hardscape / Foundation Technician is responsible for the layout, forming, reinforcement, and installation of concrete foundations and hardscape elements. This role requires strong knowledge of concrete forming systems, site layout, grading, reinforcement placement, and coordination with concrete crews to ensure structurally sound and code-compliant pours.
This position plays a critical role in foundation accuracy, quality control, and schedule execution.
Primary Responsibilities
Form Setting & Foundations
Layout foundations, footings, slabs, grade beams, and stem walls per plans
Build, install, and brace concrete forms (wood, metal, modular systems)
Verify elevations, square, plumb, and setbacks before pours
Install vapor barriers, keyways, block-outs, sleeves, and embeds
Coordinate inspections (footing, rebar, forms) with Superintendent
Reinforcement & Prep
Install rebar, wire mesh, dowels, and hold-downs per structural plans
Tie steel correctly and maintain proper cover and spacing
Set anchor bolts, Simpson hardware, and embeds accurately
Prepare subgrade, compaction, base material, and moisture barriers
Hardscape Installation
Form and install flatwork: patios, walkways, driveways, steps, and curbs
Install drainage systems (area drains, trench drains, slopes)
Work with slopes, elevations, and transitions for proper water flow
Assist with finishes (broom, light texture) when required
Quality Control & Safety
Identify conflicts in plans before concrete placement
Maintain clean, organized, and safe job sites
Follow OSHA and company safety procedures at all times
Team & Site Coordination
Communicate daily with Superintendent or Crew Lead
Coordinate with concrete suppliers and pump operators
Assist laborers and lead small crews when needed
Support schedule milestones and critical path activities
Required Skills & Experience
2–5+ years experience in form setting, foundations, or hardscape
Strong understanding of:
Footings, stem walls, slabs, and flatwork
Rebar layouts and structural plans
Grades, elevations, and site layout
Ability to read and interpret construction plans
Experience using:
Levels, lasers, transits
Power tools and hand tools
Physically able to lift 50+ lbs and work outdoors
Preferred Qualifications
Experience with residential new construction and ADUs
Knowledge of San Diego building standards and inspections
Leadership experience or ability to lead a small crew
