Residential General Contractor OR superintendent with experience in residential construction is needed to work closely with owner builder on a new custom house construction with all permits approved. compensation is negotiable.
SUMMARY:
The Construction General contractor or Superintendent is fully responsible for the entire project site. The superintendent/general contractor is responsible for successfully completing his responsibilities as identified below as well as ensuring that all members of the onsite project team are provided with the information, access, and support necessary to successfully execute their contractual obligations. The superintendent/general contractor, with support from the owner builder, is responsible for ALL site activities and for ensuring that all projects are constructed to the quality standards set forth by Owner. The superintendent must be relentless in his commitment to project success.
PRIMARY RESPONSIBILITIES:
• Monitor work to ensure quality control standards are met at all stages of the project.
• Schedule subcontractors, consultants, vendors, and inspectors in coordination with Project Manager (Owner).
• Communicate with owner regarding RFI’s and submittals.
• Ensure that subcontractor is fully executing and complying with contracted scope of work.
• Coordinate required inspections, observations, and documentation with local jurisdictions.
• Identify and relay information to the project manager (Owner) related to subcontractor non-compliance/non-conformance issues, such as, safety, health, environmental, and quality standards.
• Identify conflicts/lags in construction progress and communicate them to project team for resolution.
• Maintain daily log (written) of activities on the job site including all subcontractor activity, issues, manpower, etc.
• Walk and photo document project daily to monitor activities and assist in future planning.
• Ensure that the job site is always kept in a clean and organized manner. (Some physical labor may be required related to moving temp fence, sweeping up, setting up a generator, etc.)
• Work daily and closely with Project Manager (Owner).
• Contribute insights to the 3-week short interval schedule and work sequencing/coordination.
• Confer with owner and subcontractors engaged in planning and executing work procedures, interpreting specifications, and coordinating various phases of construction to prevent delays.
• Obtain and monitor all permits, building certificates and City inspections (must become familiar with all applicable local building enforcement procedures) in accordance with current regulations.
• Confer with owner, sub contractors, inspectors, and vendors to resolve construction problems and improve construction methods.
Communication on a daily basis and sometime hourly basis with owner and or subcontractor is critical to perform this role effectively.

MINIMUM QUALIFICATIONS:
• At least 3+ years of experience working in residential construction in roles with increasing responsibility with owner or builder or general contractor experience.
• Excellent written and verbal communication skills
• Must possess valid/active driver’s license
• First In - Last Out on job site everyday that construction activity is in progress
