I offer AutoCAD drafting for your construction project, to include: One preliminary site visit (for measurements), one design layout (with input from owner), electronic dwg set, to include: Cover sht, Title 24 shts (Calcs by Others; paid by you), Cal Green Standards sht, WPCP or MWPCP sht, Site plan, Demo plan (if needed), Foundation/Floor/Roof plans as needed, Roof Truss calcs (I use Pacific Truss, free; whether or not you buy their trusses), Elevations, Architectural Sections and Details, basic utility (MEP) plans (unless professionals are required, wherein you pay their fees). Of my MEP’s, Basic Electric Plan(s) will show wall outlets/switches, combo Smoke/Co2 detectors, Exhaust/IAQ fans. If Electrical Engineering is required, wiring/riser/panel diagrams will be provided by them (Paid by you). Basic Mechanical Plan(s) will show Space/Water Heaters, Exhaust Fans, IAQ Fan, but no ducting, piping, riser or flow diagrams, unless Mechanical Engineer is required (Paid by You). Basic Plumbing plan(s) will show water fixtures, domestic & hot water lines, Sewer lines, Gas lines (you provide to me location of all stub-ups, if existing), but no ducting/pipe sizing/riser diagrams, unless Plumbing Professional is required (Paid by You). Said MEP Dwgs could be provided as part of a signed Installation Contract, using my Base Dwgs as needed. Said MEP dwgs (paid by you), to be suitable for City Plan Check. Structural Engineering, if needed, to be separate Contract (paid by you), and should include all drawings, details and calculations associated with structural design. A Hired Structural Engr, C.E., P.E. or Architect) may result in lowered invoice quote from me.
Additional costs will be incurred because of any redesigns based on add-ons or change(s) of mind, grading plan(s) if required, structural plans if required and as noted above, landscape drawings (usually required), Soils Report (if required), Title 24 (always required), and/or any additional requirements not foreseen by me or by you.
I will add equipment spec sheets to Utility dwg set, if said specs are provided by you (in PDF format, suitable for cut/paste) at additional cost, (typically $60 per sheet). Spec sheet dwg(s) can include as many specs as you provide.
Please Note that all permits, including ROW, will be provided by others, and paid by you.
My quote for above is not to exceed (henceforth NTE) $7000 (Maximum 140 hours) per ADU. Units of 2 or more may be deemed commercial by City Authority, and may require a licensed Structural Engineer and/or Architect and/or MEP.
Completion date may be 6 months or more, based on complexity and/or City Plan Check/Plan Runner’s speed of service. I reserve the right to increase quote if any of above requirements are not met.
Alternatively, I can draft your project for a straight $50 per hour, due & payable in finished segments, wherein total costs may or may not be less than my NTE quote.
Fire Sprinkler Plans/P.V. System (Solar Panel) Plans/Electric Car charging stations, if required by State of California, will be provided by your choice of Vender and shown as ‘deferred’ on Cover sheet. I will provide base dwgs to your General Contractor, and I will show approximate locations of PV panels & car charging stations on my electrical dwgs, as needed.
Historical review process Dwgs, if needed (required if existing home is 45 Years or older, regardless of whether your site is in a historical zone) will be additional $100, you take the photos (PDF only) of existing complete/full elevations, and I will cut/Paste onto Dwg sheet(s), to be included as separate dwg (Per City Plan Check request) within or without final merged set. Any and all projects requiring Airport Authority and/or Fire Marshall may require additional work. Any and all additional drawings and/or footwork, other than what is included above, and other than what I send you for review and/or your records, will be billed to you at cost.
I am not qualified to provide: Landscaping Plans, Grading Plans or Soils Report(s), if required by City. These plans will not be included in final Plan Set, but I can and will provide a base plan for your grading professional and a simple Landscaping plan, as needed, for additional hourly fee. A Civil Engineer can do Grading Plan(s), and a professional landscaper can do Landscape plans, each for a contracted fee. It is up to owner or owner’s agent to procure (and pay for) said Engineer/Landscaper.
The delivery of (or electronic filing of) all plans to City for plan check purposes will be your responsibility. There are many “Plan Runners” that will submit them for a set fee per submittal, thru the City of San Diego Accela Program. Nothing from the above will be deemed to include City fees or other Plan Check charges as billed by City Planning Dept. Fees are charged directly to you by said City, usually according to square footage.
I reserve the right to add additional charges deemed necessary, if caused by errors or omissions by you.
I will always make corrections to my drawings, at no extra charge, if caused by errors or omissions from me.
I require a 25% retaining fee before starting any work, with 2nd subsequent payment of 30% at 50% completion, another 30% at submittal, & final 15% when permitted. Expect minimum 6 month turnaround.
