Building Maintenance Engineer (Roving)
Job Description
Job Summary: Oversees and provides hands-on support for the operation and maintenance of multiple owned assets in San Diego County. Duties include overseeing and implementing all aspects of contracted and in-house facilities maintenance including mechanical, electrical, and plumbing systems, water features and related pump systems, as well as other miscellaneous and general building maintenance including responding to tenant service calls for changing light bulbs and ballasts, and installing shelving, adjusting doors and making restroom repairs. Responsible for promptly and appropriately responding to tenant and property management service requests or punchlist items and preserving the first class physical appearance of the properties , and overseeing completion of outsourced service provider work. Assists property management personnel in carrying out the programs required in their day-to-day activities.
Essential Job Duties Include, but are not limited to:
1. Monitors HVAC systems and operations, and ensures that preventative maintenance is performed in accordance with established standards and schedules.
2. Performs routine building supply ordering in accordance with approved budget and maintenance requirements.
3. Maintains written inventory of tools and equipment.
4. Performs general maintenance as necessary to maintain a Class A environment.
5. Responsible for positive and prompt responses to requests from tenant or manager.
6. Responsible for proactively addressing maintenance needs.
7. Monitors all fountains and the performance of fountain or water feature vendor.
8. Monitors parking lots and reports maintenance needs to manager.
9. Monitors all outsourced vendor service performance and reports any concerns or deficiencies immediately to manager.
10. May coordinate services with external vendors and contractors.
11. Position does require driving and reliable transportation.
Other Job Functions:
1. Reports any broken or dangerous items to manager.
2. Adheres to all electrical and refrigeration codes.
3. Adheres to all safety measures and works in conformance with OSHA.
4. Uses care and skill in the use of tools and materials.
5. Develops and maintains positive relationships with all tenants.
6. May occasionally be required to respond to after-hours service calls.
7. May occasionally be required to respond to emergencies on work nights and weekends.
Skills, Education and Experience:
1. Bachelor’s Degree preferred, or accredited trade or vocational school certificate required.
12. Valid California Driver’s License
2. Minimum 7-10 years experience in related field.
3. Bi-lingual preferred (Spanish / English).
4. Knowledge of EPA and OSHA Regulations, NFPA, NEC and Building Codes
5. Ability to read and comprehend complicated blueprints, drawings, schematics, specifications, codes electrical formulas, manuals and handbooks.
6. Ability to use various testing devices related to the electrical and mechanical trades
7. Effective written and oral English language skills.
8. Ability to work effectively and collaboratively with co-workers.
9. Exceptional interpersonal skills and the ability to function as a team member in a demanding service environment.
10. Ability to work in high stress environment and handle emergency situations.
11. CFC Certified – Certification for handling refrigerants preferred.
12. Knowledge of electricity and electrical systems.
13. Ability to work in a professional business environment.
14. Accurate recordkeeping of work performed.
15. Excellent organizational skills and with attention to detail and follow up.
