If the rent is too high in your area, move.

Or perhaps another solution:
If the rent being paid to the landlord is too low, then sell the property.
Personally, I think there needs to be some balance here. It's not really a realistic solution to force owners to sell their properties. It's also not really a realistic solution to expect tenants to move every time a landlord jacks up the rent excessively high. We are talking about people's homes! This is the same type of thinking that thinks it OK to have adjustable rate mortgages - that then drastically jumps up mortgage payments and then leads to foreclosures ...... and you can see where that has gotten us today. People are FORCED out of their homes!
My point then is that BOTH tenants and owners need protections against ABUSES OF POWER. If done wisely, I think there are ways that rent control AND/OR lender regulation can be done in which BOTH interests are protected. On the other hand, if done poorly, I think it can lead to even more abuses of power. In essence, the devil is in the details. I thus think that we need to be very very careful in coming up with "solutions" that have unintended consequences or which unfairly favors one side over the other.
